Residential Housebuilding

Regional housebuilders and residential developers building 50–500+ units per year. Every housing development needs Project Managers to coordinate multiple site teams, manage NHBC compliance, and deliver plots in line with sales programmes. Residential PMs work closely with site managers and QS teams across multiple phases simultaneously.

We target regional builders, not the PLCs with internal recruitment teams. We work with the firms where the MD is still doing the hiring and needs someone to take that off their plate.

Current focus: Residential Project Managers (£55k–£85k) — managing new-build estates, apartment blocks, and housing association developments across the UK.

Design & Build

Companies that handle both the design and construction of a project under one contract, from concept through to completion. D&B is one of the most common procurement routes in UK construction, spanning commercial, education, healthcare, and mixed-use sectors.

D&B Project Managers are harder to find and more valuable because they need to manage both the design team and the site team. They coordinate architects, engineers, and subcontractors under a single programme — a broader skill set than a standard contractor-side PM.

Current focus: Design & Build Project Managers (£60k–£95k) — managing full lifecycle delivery across commercial, education, healthcare, and mixed-use projects.

Commercial Fit-Out & Refurbishment

Contractors that transform the inside of existing buildings. Office fit-outs, restaurant builds, hotel renovations, retail store builds, hospital refurbishments. They take an empty shell or existing space and turn it into a finished, working environment.

Fit-out PMs work to fast programmes (8–16 weeks, not 12–24 months), manage high-specification finishes, and often work in occupied buildings with restricted hours. Fit-out firms are typically SMEs (10–100 staff), constantly winning new projects, and rarely have internal recruiters. London is a massive market for this.

Current focus: Fit-Out Project Managers (£55k–£85k) — delivering Cat A and Cat B fit-out projects across offices, retail, hospitality, and healthcare.

Commercial MEP

Mechanical, Electrical & Plumbing subcontractors. The firms that install HVAC, electrical systems, plumbing, and fire protection in every type of building. Every construction project has an M&E element. The market never dries up.

M&E Project Managers need specialist knowledge — they coordinate complex mechanical and electrical installations where the M&E package can represent 40–60% of total project cost. UK M&E hiring is the tightest it's been in a decade, with data centres, life sciences, and healthcare pulling senior PM talent away from mainstream commercial projects.

Current focus: M&E Project Managers (£65k–£100k+) — managing mechanical and electrical delivery across commercial, healthcare, data centre, and industrial sectors.
